Property Rental Requirement Guidelines

Screening Fee:
Our screening fee is $35 per applicant 18 years of age and older. Screening fees can be paid by money order, cashier’s check or submitted online with your application.

Identification:
Each applicant 18 and older are required to provide a valid form of picture identification.

Income:
Your monthly income (before taxes) should be 2 ½-3 times your monthly rent amount. One months’ worth of your most recent paycheck stubs is required for verification. If you are self- employed, the last two months’ bank statement is sufficient. If you received court-ordered child support, spousal support, government assistance, social security or disability it may also be considered a form of income and must be submitted with your application.

Credit:
A current credit report will be pulled when you apply for one of our properties. The stated deposit (usually equal to one month’s rent) is for well-qualified clients. You must have a social security number or tax identification number in order to run your credit. Major credit issues may cause your application to be denied.

Criminal:
Criminal history is a part of the consideration process but not necessarily terms for an absolute decline. A criminal history will be reviewed and discussed with the property owner if needed.

Rental History:
Contact information for your current and previous landlord is required to apply. We will verify any late payments, NSF payments, or lease violations. It is imperative that you provide us with the most up to date and correct contact information as possible so we can quickly contact your previous landlord.

The security deposit advertised is assuming a well-qualified applicant including rental history, criminal background, and credit history. If there are blemishes to any of these categories an increased deposit may be required.

Providing incorrect or false information will possibly cause you to be denied.
